CondoPlaya Sur is conveniently and centrally located in the heart of Playa del Carmen, only 45 minutes south of Cancun International Airport. It is indisputably an incredible property because it is ideally situated only 1 ½ blocks from the beautiful turquoise waters and white sandy beaches of the Caribbean Sea and only ½ block from Playa’s famous pedestrian promenade Fifth Avenue.

CondoPlaya Sur is one of the largest “condo” style accommodations in and around Playa del Carmen. It is a newly refurbished, 3-story townhouse with more than 2,000 sq. ft. of living space. Three bedrooms, 3 ½ bathrooms, fully equipped kitchen, living & dining room (all with A/C and ceiling fans) make this an appealing accommodation for any traveler wanting comfort and convenience. The unusual, generous size of this property in its class offers versatility and is perfect for parties of 6-8.

Two private, spacious bedrooms are located on the 2nd floor. Each is carpeted and equipped with A/C and ceiling fans for comfort. Both are furnished with 1 king size bed, and 1 double size bed with built-in child size trundle bed, night tables, ample closet, and dresser. Maximum capacity for each room: 5 persons + crib (optional).

On the third floor is an exceptionally sized, marble tiled bedroom suite equipped with A/C and ceiling fans. It’s furnished with 1 king size bed, night tables, ample closet, and dresser. This suite also has a luxurious, marble tiled bathroom with a large, walk-in shower and dressing area. Maximum capacity: 2 persons + crib (optional).

Adjacent to the bedroom suite, there’s an additional carpeted bedroom, with bathroom, furnished with 1 king size bed, night tables, ample closet. Maximum capacity: 2 persons. Note: These rooms can be occupied separately or opened to one another to create one enormous space.

All bedrooms have full bathrooms. The master suite bathroom has marble counters, two sinks and a Jacuzzi tub, a walk-in shower, and dressing area.

The laundry room is furnished with both washer and dryer making doing laundry easy and convenient.

Located on the first level are the kitchen (including pantry and laundry room), half bath, dining room, and living room. The kitchen is fully equipped with a full size refrigerator/freezer, gas stove/oven, microwave, oven, toaster, blender, coffee maker, and coffee grinder. A large pantry provides plenty of storage space for grocery store purchases and supplies.

Payment is usually accepted in the quoted currency unless the currency and the amount is specifically agreed in advance with the owner / advertiser.

Rates are in US dollars and are based on up to 6 guests.
• Additional guests ages 5 and older are billed at $20 per guest per night (maximum total occupancy: 14 guests).
• Children under 5 are free.
• Minimal rental period required: 7 days, 4 days during the low season.
• Property details and amenities are subject to change without notice.
• Prices are in US dollars and subject to change until reservation deposit is received.
• Rates include all taxes.
• Security Deposit: $300 USD fully refundable within ten business days of departure providing there is no property damage.
• 10% gratuity is not included in our rate.

Payments
• 50% of the reservation total required with 15 days of making reservation.
• Balance of payment due 60 days prior to arrival.
• Security deposit of $300 due with balance payment.
• Payment methods: Credit cards via PayPal (3% for this service), personal checks drawn on US banks, or bank to bank wire transfers to our US account (add $20 USD for this method).

• Cancellations made 60 days+ prior to arrival date: 90% of reservation total will be refunded.
• 30-60 days prior to arrival: NO refunds.
• No refunds for Christmas and New Years cancellations.
• Banking/service transaction fees or charges will be deducted from any refund.
